    How MJ3 Relocations arranges accommodation

    One straightforward process covers contractor accommodation, workforce and project accommodation, and insurance alternative accommodation across the UK. You share the requirement, we source options that fit it, you choose, and we coordinate the booking and the stay. This page sets out each stage, the information we need and what happens once accommodation is confirmed.

    The process

    Six stages, from requirement to end of stay.

    The same sequence applies whether we are housing a crew mobilising to site or a household displaced by insured property damage. What changes is the detail we work through with you at stage two.

    1. Step 1

      Tell us what you need

      Send the requirement by phone, email or the enquiry form. The location, how many people are staying, the intended start date and the likely length of stay are enough to begin.

    2. Step 2

      We understand the accommodation requirement

      We come back with questions before we come back with property: travel time to site or to the household's normal area, bedrooms and sharing, parking, pets, access needs, and who the stay is invoiced to.

    3. Step 3

      We source suitable accommodation options

      We look at our own managed properties and our partner network, then put forward what genuinely fits the brief. If something in the requirement is not realistic in that area, we say so rather than send unsuitable options.

    4. Step 4

      You review and select the preferred option

      You see the practical detail for each option: property type, sleeping arrangements, parking, what is included, the cost and the booking terms. Nothing is committed until you confirm which option you want.

    5. Step 5

      Booking and move-in are coordinated

      We confirm the property, dates, rate and terms in writing, prepare the property for arrival, and arrange access and check-in details for whoever is staying.

    6. Step 6

      Support continues during the stay

      A point of contact remains available through the stay for questions, maintenance issues, changes of occupant, extensions and invoicing queries, where applicable to the booking.

    Contractor, workforce and project accommodation

    Used by construction, engineering and infrastructure companies housing contractors, employees, subcontractors, workforces and project teams away from home. At stage two we work through the practical points that decide the choice of property: the project or site location and realistic travel time to it, how many people are staying, the dates and expected duration, bedrooms and whether sharing is acceptable, parking for cars and work vans, and anything else that matters, such as shift patterns or somewhere to store tools.

    Options are presented with the cost and booking terms, and invoicing is set up to the company, purchase order or project reference you tell us to use.

    Insurance alternative accommodation

    When a household cannot live at home after fire, flood, escape of water or similar insured damage, the accommodation requirement usually reaches us from an insurer, loss adjuster, claims handler or relocation provider. We establish what the household actually needs — bedrooms, area, schools, pets, parking, accessibility — source suitable options, confirm the preferred option, coordinate move-in, and stay available through the placement where applicable.

    MJ3 Relocations provides accommodation support only. We do not assess, approve or determine insurance claims, and we do not decide policy coverage; those remain with the insurer and the appointed adjuster.

    Move-in arrangements

    Arrival details, access arrangements and check-in information are confirmed ahead of the start date, and the property is prepared before the first night.

    Whoever is staying receives the practical detail for the property, along with how to reach us if something needs attention.

    Communication during the stay

    A point of contact remains available for questions, issues and day-to-day coordination, where applicable to the booking.

    Changes and extensions

    Extensions, changes of occupant and adjustments to the requirement can be considered, subject to suitable accommodation, availability and the agreed terms.

    When things change

    Requirements rarely stay exactly as first described.

    Both pathways move once they are underway, so the process assumes change rather than treating it as an exception.

    • Workforce numbers go up or down as the job progresses
    • Stays need extending beyond the original booking period

    Insurance requirements

    • Reinstatement timelines change once works are underway
    • The household's requirements change during the placement
    • The overall length of the accommodation period changes

    Changes are considered on their merits: extensions, changes of occupant, different numbers or a different property are all possible subject to suitable accommodation being available and the terms agreed for the booking. Telling your contact early gives more room to work with.

    Availability varies by location and by when you ask, so not every type is possible everywhere at any time. These are the requirements the process is regularly used for.

    A single engineer, supervisor or surveyor working away for a defined period.
    Small teams
    Two to six people, sharing a property or in separate rooms depending on the job.
    Larger workforces
    Numbers that will not fit one house, coordinated across more than one property in the same area.
    Project teams
    Mixed groups of staff and contractors working to the same programme dates.
    Families and displaced households
    A household that cannot live at home while insured damage is repaired.
    Longer temporary stays
    Stays measured in months rather than nights, under the agreed booking terms.

    What MJ3 Relocations does.

    MJ3 Relocations sources and coordinates suitable accommodation for business and project requirements and for insurance-related temporary accommodation needs. We are an accommodation provider and service: we find the property, present the options, arrange the booking and support the stay. We do not assess insurance claims, determine policy coverage or approve claims.

    The earlier the better, because it widens the choice of suitable property. Shorter-notice requirements are still worth sending, as availability varies by location and by when you ask; we will tell you what is realistic in that area rather than hold a request open.
    Can you arrange accommodation for project teams?
    Yes. A team can be housed as a whole property for a crew, or across several properties in the same area where numbers are too high for one house or people need their own space. Tell us how many people are staying and whether sharing is acceptable.
    Can requirements change after a booking is confirmed?
    Often, yes. Programme dates slip, workforce numbers change and repair timelines move, so extensions, changes of occupant and adjustments to the requirement can be considered, subject to suitable accommodation, availability and the agreed booking terms.     How does insurance alternative accommodation work?
    The accommodation requirement is received from the insurer, loss adjuster or relocation provider arranging the placement, the household's needs are established, suitable options are sourced, the preferred option is confirmed, and move-in and the stay are coordinated. MJ3 Relocations sources and manages the accommodation only; we do not assess, approve or determine insurance claims or policy coverage.
