About us

    About MJ3 Relocations

MJ3 Relocations arranges temporary furnished accommodation for businesses and organisations that need somewhere for people to stay: contractors, workforces and project teams working away from home, and households that cannot live at home while insured property damage is repaired.

We work across the UK, we source through our own managed properties and a partner network, and the business is run day to day by the two people who own it.

The brand, and the company behind it

MJ3 Relocations is the client-facing brand for our business accommodation service. It is operated by MJ3 Management Solutions Ltd, a company registered in England.

We arrange temporary furnished accommodation for businesses and organisations, including contractor, workforce and project accommodation, as well as insurance alternative accommodation.

Our other business, MJ3 Property Management Ltd, operates our landlord-facing property management service at mj3properties.com. Its guest-facing accommodation brand is MJ3 Serene Stays.

This website, mj3properties.co.uk, is specifically for businesses and organisations that need accommodation for workers, project teams or displaced households.

We find suitable properties, present the available options, arrange the booking and coordinate the accommodation throughout the stay.

    The people behind MJ3

You deal with the owners of the business.

MJ3 was set up in 2023 by Jason and Mia Singh, a husband-and-wife team who still run it. Enquiries, quotes and problems reach them directly rather than a call centre or a ticket queue.

    Client relations

Jason handles the commercial side: enquiries, quotes, booking terms, invoicing arrangements and account conversations. If you are discussing a requirement or a rate, you are usually talking to Jason.

    Operations

Mia looks after property standards and the day-to-day of a stay: how a property is presented before arrival, what is in it, and issues raised while people are living there.

    Team

    Sourcing team

    Property sourcing

A small sourcing team works through our own managed properties and our partner network to find accommodation that matches the brief in the area you need it.

    Why we exist

Accommodation is rarely the main job of the person arranging it.

Whoever books the beds usually has a project to deliver or a claim to progress. The accommodation side still has to be right, and it is the part that quietly takes the time.

    Several requirements at once

Location, number of people, bedrooms, sharing, parking, pets and access needs rarely point at the same property, so the requirement has to be worked through rather than guessed at.

    Dates that move

Programme dates slip and repair timelines change, so start dates, durations and extensions often need revisiting after a booking is agreed.

Location that has to be practical

What matters is realistic travel time to a site, or keeping a household near schools, work and family — not the nearest available address.

    Property detail that gets missed

Van parking, storage for tools, ground-floor access, workspace or a garden are the details that decide whether a property actually works.

    Coordination and communication

Someone has to answer questions during the stay, handle changes of occupant and keep invoicing aligned to the right company, purchase order or claim reference.

Our role is to take the accommodation side off your desk: work out what is actually needed, find property that fits it, set out the cost and terms plainly, and deal with the stay once it starts. What we will not do is promise an outcome we cannot control — availability, rates and timescales differ by location and by when you ask, and we would rather tell you that than agree to something unrealistic.

    Our approach

    How we work.

    Understand the requirement first

We ask questions before we send property. What the accommodation is for, where people need to be, how long for and what has to be right about the property.

    Source suitable options

We look at properties we manage ourselves and at our partner network, then put forward what fits the brief. If something in the requirement is not realistic in that area, we say so.

    Set out the practical detail

Each option comes with the property detail, sleeping arrangements, parking, what is included, the cost and the booking terms, so a decision can be made without chasing.

    Coordinate the arrangements

We confirm the booking in writing, prepare the property for arrival and arrange access and check-in for whoever is staying.

    Stay contactable during the stay

A point of contact remains available for questions, maintenance, changes and invoicing queries, where applicable to the booking.

The full sequence, and the information we need to start, is set out on the how it works page.

    What we provide

    Two core services.

    Contractor and workforce accommodation

Furnished houses, apartments and whole-property stays for contractors, employees, subcontractors and project teams working away from home. Sourced around a site or project location with the practical points in mind — travel time, bedrooms and sharing, parking for cars and work vans — and invoiced to the company, purchase order or project reference you tell us to use.

    Contractor and workforce accommodation

    Insurance alternative accommodation

Temporary furnished homes for households displaced by fire, flood, escape of water or similar insured damage, arranged with insurers, loss adjusters, claims handlers and relocation providers. We work to the household's actual needs — area, bedrooms, schools, pets, parking, accessibility — and coordinate the placement while repairs run. We do not assess or approve claims.

    Insurance alternative accommodation

Both pathways are summarised side by side on the accommodation solutions page.

    Who we work with

The people who send us requirements.

    Construction and engineering companies
Housing employees, contractors and subcontractors working away from home on a specific job.
    Infrastructure and project teams
Rail, utilities, energy and civils teams working to programme dates across more than one site.
    Contractors and subcontractors
Individuals and small crews arranging their own accommodation close to where the work is.
    Project managers and site teams
The people who need beds booked, extended or changed as a job progresses.
    HR and workforce teams
Internal teams responsible for placing staff away from base and keeping costs and invoicing tidy.
Insurers, loss adjusters and claims handlers
Placing households that cannot live at home while insured damage is repaired.
    Relocation and claims management providers
Organisations arranging temporary accommodation on behalf of a policyholder or client.
    Where we operate

    UK-wide, honestly described.

We source accommodation across the UK. Availability differs from place to place and changes with demand, so we will tell you what is realistic in an area rather than claim stock everywhere. These are the cities we work in most regularly, each with local detail on areas, access and demand.

Requirements outside these cities are still worth sending; we source in other areas through our partner network where suitable property is available.
